Home Information Pack (HIP)
1) How long is a Home Information Pack valid for ?
Valid for 12 months however some Solicitors will require the Register of Title, Title Plan and searches to be no more than three months old at the point of conveyancing. There is no obligation to update any documents within the Home Information Pack as long as the property remains on the market for that 12 months
The Energy Performance Certificate is valid for 3 years for a HIP but this may alter depending on your solicitors requirements.
2) What is the process
You simple contact us. We will ask some brief questions about your property and start the process immediately we put the phone down.
· We are of course fully HIP Code Compliant and ONLY.
· You can follow the process of your HIP & pay on-line at this address.
· Notification via sms to your mobile.
· Locally we will conduct the EPC (Energy Performance Certificate) and not bring in any other national company --- at a time that suits you.
· We will look after your HIP from start to finish & even liaise with your Estate Agents if you wish at no extra cost.
· We are FAST but do not cut corners.... One short phone call will get the process underway.

1) Who will conduct the above inspections ?
Barry Taplin is a fully qualified Home Surveyor and it is he that will conduct the inspection if within 25 miles of us here in Plumpton, if you are further a field we will contact out national team who will provide the inspection. We will deal with your HCR, HCS and domestic EPC commission from START to FINISH here at Property Assessor.
2) How much will it cost and are there any hidden charges?

3) What happens once a report has been commissioned?
- An inspection for the EPC / HCR / HCS will be carried out at a time convenient to you.
- The inspection will consist of the surveyor collating the internal measurement of the property, floor plans and notes of the individual characteristics of the property.
- Access to meters, boiler and any heating controls is necessary.
- If the loft space is accessible and safe the surveyor will go into the loft.
- Windows or doors to the external areas of the building might be opened to assess the thickness of the walls.
- Photographs of some appliances and parts of the building will be taken.
- The average time for an inspection will be approximately one/two hours for an Energy or SAVE Certificate... or up to 4 hours for a Home Condition Report/Survey depending the size of the property.
- Please note that no furnishing will need to be removed.
- If there are pets in the property they will need to be restrained.
- If an appointment is missed or access is denied and a return visit is required a fee will be levied.
- We cannot carry out inspections in properties where there are children under the age of 16 in sole charge.
4) Do you cover my area?
We cover from Eastbourne to Worthing and Redhill to Brighton and all villages & towns in between at a time that suits you. (We can provide nationally if required through our national team for HIP's & Commercial certificates.) (We do travel further but a quote will be needed)
