Why do you need a HIP? It is a legal requirement to have a HIP and you can't market your property without one. The HIP lets buyers see important information on the property at the start of the process, free of charge. This means there is less chance of buyers becoming aware of any surprises at the end of the process that can cause delays and add extra expense to the buyer and seller What does a HIP contain? The HIP is made up of required (compulsory) and authorised (optional) items. There shouldn't be any marketing or advertising material in the pack, so make sure it contains official information only. There isn't a standard 'look' for a Home Information Pack. It should encompass all compulsory ("required") items including important documents (that are three months old or less) of when the property was first marketed for sale. Are There Any Extras Required ? On the large majority the answer is no. However if the property you are selling is unregistered you will need to prove who owns it. You can supply your own "Eptiome of Title" which your solictitor can help you with or....we can produce that for you at a cost of approx £85 plus vat. This is unusual but it is important that you are aware of this possibilty.
